Текст: THE GENERAL MANAGER The success or failure of a hotel\'s marketing and sales program starts with top management, and a marketing-oriented general manager is the key to a property\'s sales efforts. In small to medium-size properties, the general manager may take on the responsibilities of advertising and public relations to enable the sales manager to devote his or her time to selling. The general manager may also make personal sales calls outside the office on high priority business, and spend a half hour a day at the front desk during check-out thanking guests for their business. The degree to which the general manager becomes involved depends on the size of the property and the sales staff, but many general managers assist the sales staff (especially with difficult or key accounts). While a general manager\'s involvement and duties will vary, there are five basic areas that all general managers should be concerned with: 1. Directing the sales effort. 2. Developing the sales staff. 3. Participating in the sales effort. 4. Supporting the sales staff. 5. Evaluating the sales effort. Directing the Sales Effort. The general manager is usually directly involved in the development of the marketing plan, and is often responsible for the delegation of duties to ensure that sales goals are met. It is the general manager\'s job to monitor the marketing plan and spot-check the function book and other sales office records to ensure that all is proceeding according to plan. Developing the Sales Staff. The general manager should encourage the sales staff to be as productive as possible, and show an active interest in the development of salespeople and programs. The general manager may become actively involved in the actual training of the sales staff, or may closely monitor the training efforts of the sales manager or other training personnel. Participating in the Sales Effort. A good general manager knows that sales is everybody\'s business, and he or she will make every effort to meet with sales managers or hotel salespeople to help close sales. The general manager may also keep up-to-date with community developments, participate in community groups and functions, and extend invitations to new business executives to develop business for the property. The general manager should be available to welcome guests to the property and thank them for visiting. This is particularly important in the case of key accounts — the general manager should be introduced to all key clients (especially those who have the potential for bringing in extensive group business) and make a special effort to extend a warm welcome.
